So what makes a highly successful person shopping for vacation rentals or lodging? Here is what I have discovered as not only habits, but also “secrets” of the treasure chest on searching for the best home, condo, villa rental.

1. They invest their time strategically by searching properties on websites. Let me explain.  For me, weekends are times to prepare specials, discounts and travel packages for our customers, but as you will notice most travel research does not take place on weekends.  So hold the great Q/A’s, the awesome resort questions, or the pricing negotiation until Monday and never late Friday. Think about when new discounts are published and be strategic.

2. They don’t use VRBO.com to send out multitudes of requests for pricing on similar rentals.  Look, if you found one company that takes care of you, and always has a competitive price, you don’t have to look any further.  Find a reliable site or company and stick with them rather than wasting your time bartering with every property owner at the resort.  Your time is worth something, too.

3. They ask specific questions that are related to their needs.  For example, “how far from the slopes…how big are the rooms…what ammenities does the building offer…do you have free travel insurance…”  

4. They take into consideration what the customer service rep suggests.  They’re the experts.  Let them suggest where to stay.  Of course, provide them with your budget and specific needs.  From there you can begin negotiating on price or ammenities. 
5. They plan, in advance, the appropriate travel arrangements.
6. They make sure to buy travel insurance.  It’s a small price to pay.  Travel insurance can pay up to 100% of your lodging costs if you are forced to cancel your trip.  Otherwise, you’re out a ton of money.  Ask about details of travel insurance from companies like CSA, Inc. 
7. These highly successful vacation renters have identified their target resorts, their price, and are executing their plan.   Do your research before you make the phone call.
